Moisture trapped against wood is the root cause, and Florida's climate delivers it three ways: constant humidity, heavy rain, and condensation from air-conditioned interiors meeting hot exterior surfaces. Rot typically starts where caulk has failed, paint has cracked, or wood contacts soil or concrete.

Soft spots, peeling paint with dark discoloration underneath, and wood that crumbles when probed with a screwdriver are the clear signs. Less obvious indicators include paint that keeps peeling in the same spot after repainting and a musty smell near exterior walls.

It depends on how far the rot has progressed.
