Exterior Painting & Touch-Up FAQ

How often does exterior paint need to be redone in Florida?expand_more

Most exterior paint in Central Florida lasts five to seven years before fading, chalking, or peeling becomes noticeable. South-facing surfaces degrade fastest due to direct UV exposure. Using 100-percent acrylic latex paint with UV inhibitors extends the lifespan significantly.

Can you paint just the trim without doing the whole house?expand_more

Yes, trim-only painting is one of our most common exterior jobs. Fascia, soffits, window frames, shutters, and front doors get the most weather exposure and often need refreshing years before the main siding does.

What kind of paint works best for Florida exteriors?expand_more

100-percent acrylic latex in a satin or semi-gloss finish is the standard for Florida exteriors. It flexes with temperature changes, resists mildew, and holds its color under intense UV. We use premium paints from Sherwin-Williams or Benjamin Moore for every exterior job.

Do I need to pressure wash before painting?expand_more

In almost every case, yes. Paint will not adhere properly to a surface covered in mold, mildew, dirt, or chalky residue. We pressure wash and allow surfaces to dry completely before priming or painting. Skipping this step is the number-one reason exterior paint jobs fail early.

Can you match my existing paint color?expand_more

We can get very close. We take a clean chip from an unexposed area and have it computer-matched at the paint store. For touch-ups, we feather the edges so the transition is as invisible as possible. Exact color match on aged paint is difficult because the surrounding paint has faded.

How do you handle painting over wood rot?expand_more

We do not paint over rot — it has to be addressed first. We remove the rotted wood, apply filler or replace the board, prime the repair, and then paint. Painting over rot just hides the problem while the damage spreads underneath.

How We Handle Exterior Painting & Touch-Up

Every job follows a consistent process to ensure quality results.

1

Surface Inspection & Prep

We inspect every surface being painted for rot, peeling, cracking, mold, and caulk failure. Any rot is repaired, loose paint is scraped, and surfaces are sanded to create a good bonding surface.

2

Pressure Washing & Drying

All surfaces are pressure washed to remove mold, mildew, dirt, and chalky residue. We allow 24 to 48 hours of drying time before applying paint, weather permitting.

3

Masking & Priming

Adjacent surfaces, hardware, and landscaping are masked with tape and drop cloths. Bare wood, repaired areas, and any stained spots are primed with a bonding primer before topcoat application.

4

Paint Application

We apply paint by brush, roller, or sprayer depending on the surface. Trim and detail work is always brushed for precision. Two coats are standard on bare or primed surfaces; touch-ups may need only one.

5

Cleanup & Inspection

Masking is removed, overspray is cleaned, and we walk the job with you to check for missed spots, drips, or uneven coverage. We touch up anything that does not meet our standard before leaving.

Cost depends on the total surface area, amount of prep work required (scraping, rot repair, priming), and the number of coats. Trim-only touch-ups cost less than full-surface repaints. Premium paint adds to material cost but lasts significantly longer.
